Reverse Mortgages in OttawaCompared Across All Three Lenders.
I'm based in Halton Hills and certified as a Reverse Mortgage Specialist. In Ottawa this product often makes sense: long-time owners in Alta Vista, Nepean, Manotick or Orleans with a paid-off house and a fixed pension. I run CHIP, Equitable Bank and Home Trust side by side, by phone or video, and I'll tell you if something cheaper does the job.

Three lenders compared, no monthly payments, you stay on title
A Pension Town With Its Savings in the House
Ottawa counted about 172,500 residents aged 65 and over at the last census, 17% of the city, and that share keeps climbing. A lot of them retired from the public service with a good indexed pension. Good, but built for one stage of life. It doesn't always stretch to a new roof, a grandchild's down payment or help at home.
- When a federal retiree dies, the survivor pension is half of the member's pension. The property tax bill doesn't shrink with it
- Aging in place through winters cold enough to freeze the 7.8 km Rideau Canal Skateway often means renovating: a main-floor bedroom, a walk-in shower, a ramp
- With single-family homes benchmarked near $700,000, many households here are house-rich and cash-tight
"You borrow against your home, make no monthly payments, and stay on title."Kat Brazier, Mortgage Agent Level 2
- Everyone on title must be 55 or older
- Up to 55% to 59% of value, depending on age and lender
- Repaid when you sell, move out or the last borrower passes away
Same House, Three Different Offers
On one Ottawa home, at one age, CHIP, Equitable Bank and Home Trust can each offer a noticeably different amount. That's why I don't show up with a single product.
| What matters | CHIP (HomeEquity Bank) | Equitable Bank | Home Trust EquityAccess |
|---|---|---|---|
| Minimum age | 55, everyone on title | 55, everyone on title | 55, everyone on title |
| Highest share of value | Up to 55% | Up to 59% (top tier) | Up to 59% (top tier) |
| Where it lends | Most of Canada, smaller towns included | Select urban and suburban markets | Ontario first, expanding |
| How you get it | Direct or broker | Direct or broker | Broker only |
| No-negative-equity guarantee | Yes | Yes | Yes |
Tiers, rates and set-up costs change. I confirm current figures with each lender on your file. The longer comparison is in which reverse mortgage is best in Ontario.
- Outside the city, in Carp, Osgoode or out toward Smiths Falls? Well, septic and acreage can lower the amount, and not every lender goes everywhere
- Condo owners: the building and the unit both matter, so I check eligibility before an appraisal is booked
Try the Cheaper Options First
A reverse mortgage costs more than a regular one, and the balance grows over time. So before we apply, I check whether something smaller solves your problem.
- The City of Ottawa's full or partial property tax deferral, for low-income seniors in a home assessed at $500,000 or less
- Ontario's Senior Homeowners' Property Tax Grant, worth up to $500 a year if you qualify
- A HELOC, when your pension comfortably covers the payments
- Selling and moving: apartment condos benchmarked at $377,500 in October
If one of those fits, you'll hear it from me. If not, the reverse mortgage comes back with real numbers beside it. See also reverse mortgage vs HELOC.

Researching This for a Parent in Ottawa?
Join the call, even from out of province. Your parent makes the decision, and every lender requires independent legal advice before signing, so nobody gets rushed. You get the figures in writing to share with siblings. And if a reverse mortgage is the wrong tool for your family, I'll say so on that first call.
One Bank Has One Answer. I Have Fifty.
The big banks don't offer reverse mortgages, and a direct lender only shows you its own. As a broker I compare all three, then step aside if a HELOC from one of my 50+ lenders does the job better.

Reverse Mortgage Questions From Ottawa
What Ottawa homeowners and their families ask first.
How much can I borrow with a reverse mortgage on an Ottawa home?
It depends on the youngest borrower's age, the home's value and type, and the lender. The ceiling is up to 55% of value with CHIP and up to 59% on the top tiers at Equitable and Home Trust, but first offers usually come in lower. I'll show you all three on one page.
Does a reverse mortgage affect my public service pension, OAS or GIS?
No. The money is a loan, not income, so it isn't taxable and doesn't reduce Old Age Security, the Guaranteed Income Supplement or your pension. Income you later earn by investing it is a different matter, so check your own tax picture with your accountant.
Can I get a reverse mortgage on a rural property near Ottawa?
Often, yes. CHIP lends in more smaller and rural markets than the others. A well, a septic system, acreage or distance from town can lower the amount, so I check the property with each lender before we book an appraisal.
Could I end up owing more than my house is worth?
Not if you keep up your obligations. All three lenders offer a no-negative-equity guarantee: pay your property tax, insure the home and keep it in good repair, and the amount owed won't exceed the home's fair market value when it sells.
What happens if my spouse dies or moves into long-term care?
If you're both borrowers, the other spouse stays in the home and nothing comes due. The loan is repaid when the last borrower sells, moves out for good or passes away. That's why I confirm who is on title and on the loan right at the start.
You're based in Halton Hills. Can you handle my Ottawa reverse mortgage?
Yes. I work with homeowners across all of Ontario from Halton Hills, and virtual calls work great. The appraiser and your independent lawyer are local to Ottawa, documents are signed electronically, and I stay with the file until the funds land.
