Debt Consolidation Mortgages in OttawaUse Your Equity to Reset the Payments.

I'm based in Halton Hills, and I help Ottawa homeowners turn card balances, car loans and lines of credit into one payment against the house. This year piled on pressure here: federal cuts, early retirements and a slower market. I'll lay out refinance, HELOC and second mortgage options side by side, and tell you plainly if borrowing more isn't the answer.

What Changed in Ottawa

When the Paycheque Shifts, the Cards Fill the Gap

The federal public service went from roughly 368,000 people to about 332,000 by August. Ottawa's late payments were already climbing before that: 1.55% of non-mortgage balances were 90+ days behind in late 2025, up almost 18% in a year. Most people in this spot aren't reckless. They covered a gap with credit at 20%, and the gap lasted longer than planned.

  • A workforce adjustment notice, a shorter contract or a retirement that came sooner than expected
  • Card and line-of-credit payments that now cost more each month than the mortgage does
  • A renewal at a higher rate landing on top of all of it

Your Options

Refinance, HELOC, Second Mortgage or Private

With Ottawa's average sale near $678,500 in October, many owners still have room under the 80% borrowing limit, even after this year's dip. Which tool fits depends on your rate, your credit and when your term ends.

OptionBest forWatch for
RefinanceSeveral debts, steady income, renewal closeA penalty if you break early; total borrowing capped at 80% of value
HELOCFlexible or ongoing needsInterest-only minimums let balances linger; the revolving part caps at 65%
Second mortgageKeeping a low first-mortgage rate, or bruised creditHigher rate and fees; plan the exit within one to two years
Private lenderFast, equity-based, credit below bank standardsMost expensive; a bridge, never a long-term home

Got a Workforce Adjustment Notice?

Lenders confirm employment right before funding, and a notice has to be disclosed. That doesn't automatically end the conversation. Severance, a pension or a new role can carry the file, and equity-based lenders look at the house more than the job. Talk to me early. The options narrow fast once payments start getting missed.

Bank Said No?

Banks Have a Box. You Don't Fit in It.

Your bank sees the cards it issued and stops there. If your score dipped after a missed payment, or your income changed this year, the refinance often gets declined at the branch.

B-lenders and private lenders look at the equity first. I use them when they make sense, price them honestly and map out how you get back to a regular lender. If a credit counsellor or a consumer proposal suits you better, I'll say that too. More on refinancing when you're behind.

FAQ

Debt Consolidation Questions From Ottawa

Plain answers before you borrow against the house.

How much equity do I need to consolidate debt in Ottawa?

A refinance lets total borrowing reach 80% of your home's value. On an Ottawa home worth $680,000, that's up to $544,000 across your existing mortgage and the debts you're paying off. Second mortgages and private lenders can sometimes go a bit higher, at a higher cost.

Will consolidating hurt my credit score?

There's a small dip from the credit check and the new loan. Paying the cards down to zero usually lifts your score over the following months, as long as the balances stay down.

Can I roll CRA debt into my mortgage?

Often, yes. Lenders usually want CRA paid in full, so a refinance or second mortgage that pays CRA directly on closing is common. It also stops CRA's interest, which compounds daily.

I'm behind on my mortgage payments. Can I still refinance?

Sometimes. Arrears usually limit you to B or private lenders, and the sooner you act, the more equity you protect. Once a power of sale starts, legal costs pile on quickly.

Should I break my mortgage now or wait until renewal?

Compare the penalty with the interest you'd save. Close to renewal, a second mortgage or HELOC can bridge the gap so you skip the penalty, then everything rolls together at maturity.

You're based in Halton Hills. Can you handle my Ottawa refinance?

Yes. I'm based in Halton Hills, help homeowners across all of Ontario, and virtual calls work great. The appraisal is done locally, an Ottawa lawyer pays your creditors on closing, and you sign everything electronically.
