What does a mortgage agent actually do, and is it free?

A mortgage agent shops your mortgage to dozens of lenders on your behalf: banks, credit unions, monoline lenders, and private lenders. The goal is to find the best rate and terms for your situation. In most cases, my services are completely free to you. Lenders pay me a finder's fee when your mortgage closes, just like a real estate agent's commission. For specialty cases like private lending or alternative financing, any fees are disclosed upfront before you sign anything.

I'm self-employed and the bank turned me down. Can you actually help?

Yes. This is exactly what I specialize in. Banks use rigid formulas that often penalize self-employed borrowers despite strong cash flow. I work with lenders who understand business-for-self income, including stated-income programs, alternative documentation, and B-lenders who look at your full financial picture rather than just your tax return line 150.

When should I start the mortgage process if I'm buying a home?

The earlier the better. Ideally 60 to 90 days before you plan to start house hunting. Getting pre-approved gives you a clear budget, locks in a rate for up to 120 days, and tells sellers you're a serious buyer. A pre-approval costs nothing and doesn't lock you in to working with me.

My mortgage is up for renewal. Should I just sign what my bank sent me?

Almost never. The renewal letter your bank sends is rarely their best rate. It's their easiest sale. Roughly 70% of Canadians simply sign and renew, leaving thousands of dollars on the table. I'll compare your renewal offer against the entire market for free, and tell you honestly whether to stay or move. No pressure either way.

What areas do you serve?

I'm based in Georgetown and primarily serve Halton Hills, Acton, Erin, and the surrounding communities. I pull your credit once. A single soft inquiry shared across my entire lender network. This means you get shopped to dozens of lenders without dozens of hits on your credit report. It's one of the biggest advantages of working with a broker over applying to multiple banks directly.
