About Kat

I Don't Fit the Bank Mold. That's the Point.

I'm Kat Brazier, Mortgage Agent Level 2 based in Georgetown, Ontario. I work independently, which means every decision I make is in your corner, not the bank's.

Before mortgages, I spent 17 years running my own business. That shaped how I work: methodically, personally, and with a genuine interest in solving the actual problem in front of me.

My Story

From entrepreneur to mortgage agent. The same core skill.

Before mortgages, I ran my own business for 17 years. That experience shaped my perspective: managing cash flow, dealing with lenders, making financial decisions without a safety net. Most agents haven't done that.

I know what it feels like to be self-employed and told "no" by a bank that doesn't understand your income. I know what it means to have a complicated financial picture and still need real answers. That's why my practice is built around clients who don't fit the standard mold.

I specialize in self-employed borrowers, first-time buyers, refinances, and complex files that other agents pass on. If your situation is straightforward, I can help. If your situation is complicated, that's where I genuinely excel.

Who I Work With Best

The clients I love most are the ones other agents avoid.

  • Self-employed & business-for-self: I know how to present your real income to lenders who get it.
  • First-time buyers: clear process, plain language, no surprises.
  • Renewals & refinances: don't sign what the bank sent you without talking to me first.
  • Complex & alternative files: bad credit, private lending, reverse mortgages, investment properties.
How I Work

Three principles behind every client file.

Independent & Unbiased

I'm not tied to any bank or single product line. I shop your mortgage across 50+ lenders to find the right fit for your situation, not the easiest commission.

Relationship Over Transaction

I stay in touch after your mortgage closes. Whether it's a renewal, a refinance, or a new purchase, I want to be your mortgage person for life.

Transparent at Every Step

No hidden fees, no surprise terms. You'll understand exactly what you're signing, why I recommended it, and what it means for your financial future.

Common Questions

What clients usually want to know first.

How does working with a mortgage agent differ from going to my bank?

When you go to your bank, you get that bank's products at that bank's rates. When you work with me, I shop your mortgage across 50+ lenders: banks, credit unions, monoline lenders, and private lenders. The goal is to find the product that actually fits your situation. In most cases my service costs you nothing; lenders pay me a finder's fee at closing.

Are you licensed in Ontario?

Yes. I'm a licensed Mortgage Agent Level 2 (License #M23007671) with Mortgage Powered Financial Group, regulated by FSRA (License #13720). You can verify any Ontario mortgage professional at the FSRA public registry at fsrao.ca.

Where are you located and who do you serve?

I'm based in Georgetown and primarily serve Halton Hills, Acton, Erin, and the surrounding communities. I also work with clients across Ontario, including Mississauga, Oakville, Brampton, Burlington, Hamilton, and Caledon. Everything can be handled digitally if that's more convenient.

Do you charge fees?

For the majority of files (purchases, renewals, standard refinances) there are no fees to you. Lenders pay me directly. For specialty cases such as private lending or alternative financing, any applicable fees are disclosed in writing before you commit to anything.
