Old Stone, Close Look
Downtown and Sydenham Ward stock is beautiful and old. Appraisers and insurers check roofs, wiring and foundations, and the home has to be in good repair to qualify.
I'm based in Halton Hills and certified as a Reverse Mortgage Specialist. Kingston is a city people choose for retirement: limestone streets, the waterfront, and a big community of military and federal retirees who own their homes outright. I compare CHIP, Equitable Bank and Home Trust for your Kingston home by phone or video, and tell you when a smaller fix works better.

City, county and island homes, three lenders compared
Kingston was the first capital of the Province of Canada in 1841, and it still looks the part. Limestone everywhere. Fort Henry on the point. The Rideau Canal running 202 km and 47 locks up to Ottawa. Building that canal took about six years; a reverse mortgage takes three or four weeks, which seems like a fair trade. What stands out about Kingston is who owns the houses: retired military from CFB Kingston and RMC, former Queen's and hospital staff, federal retirees, and plenty of people who moved here on purpose to retire near the water.
About 21% of the Kingston area was 65 or older at the 2021 Census, against 18.5% for Ontario as a whole. Homes cost less here than in Ottawa or the GTA, so the dollar figure matters more than the percentage.
| Home value | At 55% of value | Reality check |
|---|---|---|
| $450,000 | $247,500 | Most offers come in lower |
| $550,000 | $302,500 | Near Kingston's recent median |
| $700,000 | $385,000 | Older borrowers get the most |
55% is CHIP's top tier; Equitable and Home Trust reach 59% on theirs. Actual offers depend on the youngest borrower's age, the property and its location.

The age of the borrower sets the ceiling. The house decides whether you get near it.
Downtown and Sydenham Ward stock is beautiful and old. Appraisers and insurers check roofs, wiring and foundations, and the home has to be in good repair to qualify.
Plenty of houses near campus were carved into rooms. The home must be your principal residence, and any rented unit gets assessed lender by lender.
Wolfe Island, Amherst Island and the townships north of the 401 bring wells, septic and ferry access. CHIP covers more small markets than the others, though amounts can be lower.

Defined-benefit pensions are steady, and Kingston has a lot of them. The trouble usually starts when one spouse dies: part of the household income goes with them, and the property tax, heating and roof bills don't shrink at all. Under the federal public service plan, for example, the survivor gets half of the member's pension.
Reverse mortgage money is a loan, not income. It doesn't touch your pension, Old Age Security or the Guaranteed Income Supplement.

If the problem is a tax bill rather than a lifestyle, start here:
Programs and deadlines change, so confirm with the city first. If none of these closes the gap, compare a reverse mortgage and a HELOC side by side.
Your bank doesn't sell reverse mortgages, and a direct lender only sells its own. I put all three in front of you, plus the HELOC options from my 50+ lenders.

I'm based in Halton Hills and help homeowners across Ontario. Virtual calls work great, and you never have to drive the 401 to see me.
Your goal, your ages and your home, run against every lender.
A Kingston-area appraiser visits; you get independent legal advice.
Your lawyer registers it and the money arrives in about three to four weeks.
What Kingston homeowners and their families ask before they apply.
Up to 55% of the home's value with CHIP, and up to 59% on the top tiers at Equitable and Home Trust. The youngest borrower's age, the property and its location set your actual number. On a $550,000 Kingston home the 55% ceiling is about $302,500, but most first offers are lower.
Often, yes. CHIP lends in more rural and smaller markets than the other two. Ferry access, a well, a septic system or acreage can reduce the amount, so I check the property with each lender before an appraisal is booked.
It has to be your principal residence now. If part of it is still rented, lenders look at whether the unit is legal and how much of the home you live in. Tell me the setup and I'll check which lenders accept it.
No. It's a loan, so it isn't taxable income and doesn't reduce your pension, OAS or GIS. That matters in Kingston, because the city's seniors' tax programs are tied to receiving GIS.
Usually. The home has to stay your principal residence, and each lender has its own rule on time away. Give me your travel pattern and I'll match you to a lender that fits it.
Yes. I work with homeowners all over Ontario from Halton Hills, and virtual calls work great. The appraiser and your independent lawyer are in Kingston, documents are signed electronically, and I see the file through to funding.
