A Milton Mortgage Broker
Who Works for You, Not the Bank.
Milton is a new-build town full of first purchases. I'd rather be the call you make before you sign with a builder, not three weeks before closing. 50+ lenders, including the ones that say yes to bruised credit and self-employed income.

A Sports Town That Grew Up Fast
Whole neighbourhoods went up here inside a decade, with the Escarpment on the edge of town and the Pan Am velodrome now Cycling Canada's home base. Mostly, though, it's a sports town. My kids play soccer here, so I know the fields and arenas better than the subdivision names. For mortgages, that growth means builder closings, first purchases, and a lot of income that doesn't fit neatly on a T4.
What a First Home in Milton Actually Costs
Milton's average sale was about $977,600 in August 2026, but almost nobody's first purchase is the average home. Your home type decides the down payment.

|---|---|---|
| Condo apartment | $526,300 | $27,600 |
| Condo townhouse | $597,000 | $34,700 |
| Freehold townhouse | $798,400 | $54,800 |
| Semi-detached | $901,900 | $65,200 |
| Detached | $1,238,300 | $98,800 |

- No municipal land transfer tax in Milton. First-time buyers get up to $4,000 back on the provincial one
- The 8% tax on mortgage insurance is due in cash at closing, about $2,500 on a typical townhouse
- 30-year amortization for first-time buyers and new builds, and a $1.5M insured limit

Signed With a Builder? Here's What Happens Before Closing
A freehold can close a year after you sign. A condo, up to three. Most of what goes wrong happens in that gap:
- Rate holds last 90 to 120 days, so you get approved again near closing, at that day's rates
- Your file is re-checked. A new car loan can be enough to sink it
- If the home appraises under your price, say $850,000 on a $950,000 purchase, the $100,000 gap is yours to cover
- Closing adjustments like Tarion enrolment and utility hookups are cash on top of your down payment
None of it is a reason not to buy new. It's a reason to send me your agreement the week you sign.

Banks Have a Box. You Don't Fit in It.
A missed payment in a hard year. A finished consumer proposal. Real income that looks small on your NOA because you write off the truck. Banks stop reading there. I start there.
The trades who built half of Milton's subdivisions, incorporated owners, commission earners and newcomers with a short credit history all get read differently by the right lender. Stated income, bank statement programs, B-lenders and private money are all on the table. See how bad credit mortgages work in Ontario and files I've turned around on The Bank Said No.

Bought in Milton in 2021 or 2022? Your Renewal Is the Real Test
Plenty of Milton homes sold in 2021 and early 2022 at rates under 2%, and those terms are coming due. Payments will be higher, and with Halton prices still below that peak, equity may be thinner than you think. The upside: since late 2024, switching lenders at renewal no longer means passing the stress test again. Start 120 days out. More on renewals and refinances.

Milton Mortgage Questions
What Milton buyers and homeowners ask me most.
How much do I need for a down payment in Milton?
It depends on the home type more than anything else. Using August 2026 averages, the minimum is roughly $27,600 on a condo apartment, $34,700 on a condo townhouse, $54,800 on a freehold townhouse and $98,800 on a detached. Closing costs come on top, so I build those into your number before you shop.
Is there a municipal land transfer tax in Milton?
No. Toronto is the only city in Ontario that charges its own. In Milton you pay the provincial land transfer tax only, which is about $12,400 on an $800,000 townhouse. First-time buyers get up to $4,000 of that back, so the real figure is closer to $8,400.
My new build in Milton closes next year. When should I talk to a broker?
Now, while there is still time to fix things. Your rate hold won't reach a closing that far out, so you will be approved again closer to the date, and anything that changes in the meantime counts: a new car loan, a job change, a drop in self-employed income. Early on, we can plan around the deposits, closing adjustments and any appraisal gap.
Should I use my builder's preferred lender?
Sometimes it's the right call. Builder programs can come with longer rate holds or incentives that are worth having. But the rate, the prepayment terms and the penalty still need comparing, because an incentive at signing can cost you more over five years than it saved.
Can I get a mortgage in Milton with bruised credit?
Usually, yes. A low score changes which lenders will look at the file and what it costs, not whether anyone will. B-lenders, credit unions and private lenders all price it differently, so shopping matters. If you already own in Milton, the equity often matters more to them than the score.
Are you local to Milton?
I work out of Halton Hills, just up the road, and I'm in Milton most weekends anyway because my kids play soccer here. You get a mortgage agent who knows the town, answers the phone and books a call around your schedule, evenings and weekends included.
