I Own a Downtown Condo Too
My office is in Halton, and I won't pretend downtown is my home base. But I bought a brand-new condo in Liberty Village in 2021 and still own it. Before that, I owned at Queens Quay and York, steps from the Harbourfront and the PATH walk to Union. So I'm asking the same question you are: what is this unit actually worth now?
Renewing a Toronto Condo Mortgage Bought Near the Peak
Toronto condo prices sit roughly 15 to 20 percent below the early-2022 peak. In June 2026 the Bank of Canada estimated about 9 percent of Toronto-area borrowers renewing in 2027 could struggle to refinance because of falling values. Your loan-to-value has crept up even though you've paid down the mortgage every month. Whether you can move comes down to three things.
- Insured mortgage (under 20 percent down): the insurance usually travels with a straight switch, so the lower value matters far less. Often the easiest downtown files to move
- Uninsured mortgage: since November 21, 2024, a straight switch no longer means re-passing the stress test. Most lenders still want 80 percent loan-to-value or lower on the new appraisal
- Above 80 percent today: credit unions and alternative lenders will still look, and some price it fairly. This is where one bank has one answer and I have fifty
- Staying put: sometimes the smart move is a short term with your lender while values recover. I'll tell you if that's the case, and push for a better number first
Start about 120 days before maturity. If your lender has already pushed back, read can a mortgage renewal be denied in Ontario.

What Lenders Check on a Downtown Condo
A condo renewal isn't just about you. Lenders underwrite the building too.
- Condos under 500 square feet. Some lenders set a minimum size, and Liberty Village and CityPlace are full of units below it. Others lend but cap the loan-to-value
- Condo fees. Lenders count about half your monthly fees in your debt ratios, so fees that have climbed can tip a borderline file
- The building. A thin reserve fund, a special assessment, or a tower full of rentals can make a lender hesitate
Told your unit is hard to finance? Usually that's a lender problem, not a property problem. More in properties banks won't finance.
Buying Your First Toronto Condo While Prices Are Down
The drop squeezing 2021 owners is an opening for first-time buyers. TRREB put the GTA condo apartment average near $618,000 in August 2026, and sellers are negotiating again. On a $600,000 condo:
- $35,000 minimum down payment
- $8,475 back on about $16,950 of land transfer tax, from the Ontario and City of Toronto first-time rebates
- 30-year amortization on an insured mortgage for first-time buyers, plus the FHSA and RRSP Home Buyers' Plan

Can I switch lenders at renewal if my Toronto condo is worth less than I paid?
Often, yes. An insured mortgage usually keeps its insurance on a straight switch, so the lower value matters much less. An uninsured mortgage generally needs 80 percent loan-to-value or lower on the new appraisal, though some credit unions and alternative lenders go higher. I check recent sales in your building first, so you know where you stand before a lender orders an appraisal.
Do I have to pass the stress test to switch my condo mortgage at renewal?
Not on a straight switch. Since November 21, 2024, federally regulated lenders don't require it when you move an uninsured mortgage at renewal without increasing the amount or amortization. Insured mortgages could already switch without requalifying. Borrowing more turns it into a refinance, and the full rules apply.
Can I get a mortgage on a condo under 500 square feet in Toronto?
Yes, but fewer lenders will do it. Some set a minimum unit size, often around 400 to 500 square feet, and plenty of Liberty Village, CityPlace and King West studios fall under it. Others lend with a lower maximum loan-to-value. The fix is matching the unit to a lender whose rules fit.
Should I renew or sell my rental condo in Toronto?
Run it both ways before your maturity date. On the renew side, some lenders count more of your rental income, and a different term or amortization can bring the monthly carry down. On the sell side, look at what you actually net after the penalty, commission and closing costs. Tax questions go to your accountant.
Is now a good time for a first-time buyer to buy a condo in Toronto?
The entry point is better than it's been in years. Prices are well below the early-2022 peak and buyers can negotiate again. Nobody can promise prices won't dip further, so plan to live in the unit for five years or more, pick a building lenders like, and budget for condo fees as well as the mortgage.
