Ontario now allows up to three units on most serviced residential lots: the main house plus two additional units, one inside and one in a detached building like a garden suite. Barrie layers its own rule on top. Every second suite and detached accessory unit has to be registered with the city. Lenders and appraisers look for four things:

- A building permit and passed inspections, covering fire separation, exits and alarms
