How Much Equity Do You Have After the Price Dip?
Run it before you plan anything. Take a Barrie townhouse worth $544,000 today, about the current average, with $430,000 still owing. Eighty percent of the value is $435,200. That leaves roughly $5,000 you could refinance. Practically nothing.
Now a detached at $782,000 with $450,000 owing. Eighty percent is $625,600, so about $175,000 of reachable equity. Same city. Completely different conversation. Your actual number depends on an appraisal, not on what the neighbour's house listed for.
Should I Break My Mortgage Early to Refinance?
Sometimes, but get the penalty in writing first. On a variable rate, it's usually three months' interest. On a fixed rate, it's the greater of three months' interest or the interest rate differential, and that second one can be painful. At renewal there's no penalty at all, which is why maturity is usually the cheapest moment to refinance.

Don't sign the first letter. Honestly, a renewal is the one moment in your mortgage when you can move lenders for free, without a penalty and now without the stress test. If your equity is thin after the dip, that freedom matters even more, because a straight switch doesn't depend on how much your home has dropped.
