What Does a Private Mortgage Cost?
More than you'd like, and it's worth seeing the numbers plainly. Private rates usually sit in the high single digits to low double digits. Terms are short, often one year, and many are interest-only. Then there are fees: the lender's, the broker's, legal and appraisal, often 2% to 4% of the loan all in.
Rough example. A $400,000 private first mortgage at 9%, interest-only, runs about $3,000 a month. Fees could add $8,000 to $16,000 up front. That's expensive. It's also a lot cheaper than losing a house or missing the right purchase, which is why private money works best as a bridge with a clear end date.
Second Mortgages on Barrie Homes
If you already own and your first mortgage has a good rate, a private or B lender second can leave it untouched. Most lenders cap the first and second combined at somewhere around 75% to 85% of the home's value.
Barrie's price dip matters here. A detached home worth $700,000 with $450,000 owing has about $110,000 of room at an 80% combined limit. The same owner who assumed it was still worth 2022 money might be counting on twice that. Get the value checked before you plan around it.
Consumer Proposal, Bankruptcy or Collections?
- Proposal still active: B lenders and private lenders are your options, and some will pay it out as part of a refinance
- Proposal finished: a bank can be possible within a year or two, once you've rebuilt credit with on-time payments

- Collections or judgments: expect most lenders to want them paid, sometimes out of the mortgage itself

Every B or private mortgage I arrange comes with a plan to leave it. Pay every bill on time. Keep credit card balances under about 30% of the limit. Don't open new credit you don't need. Twelve clean months changes what lenders will offer you, and at renewal we shop the file again.

Bad credit is a pricing problem far more often than it's a "no." The mistake I see most is people going straight to private money because it's fast, when a B lender would have said yes for a lot less. Shop the middle first.
